Welcome to Gatewood Estates Section II Homeowners Association! Thank you for considering joining or helping someone join our neighborhood. Before a home is sold or purchased there are some things you need to know as a potential buyer.
For details about the territory our Home Owners Association covers please visit About Gatewood Estates Section II, where you can get that information and also view the platt. Our Homeowners Association does have yearly dues. This is for expenses that the HOA must pay yearly, including:
- Our 10 plus acres of detention pond. This is includes property tax, mowing, fence maintenance and signage.
- HOA Corporation Fees and Filings such as, TN Corporation Annual Report, Rutherford County Trustee Fees and TN Secretary of State Filing.
- Insurance for the detention pond and Board of Directors.
- Office supplies such as, postage, paper, ink and envelopes.
- Lawyer to place liens and other legal paperwork.
- Website fees and maintenance.
The Home Owners Association charges a transfer fee of $250.00 for those who buy homes in the HOA. In addition, Ellee Mitchell, HOA Manager charges $200.00 for the set up of a new home owner account.
